We offer offices which accommodate one person right up to full-floor plates. We have a mix of furnished and unfurnished offices.
How much do your services cost?
Our service charge is £8.49 + VAT per square foot which includes an extensive number of services including daily cleaning, 24/7 access, free meeting room usage, complimentary visitor parking spaces and much more.

What size office do I need?
Normally we would suggest an approximation of 50 to 80 sq. ft per employee but this is completely unique to individual requirements. We can arrange consultations with specialist space planners if you’re looking to do something extra-special with the space.
What is a serviced office?
An office where the Landlord arranges almost everything (although we can’t do your job for you unfortunately!). Simply put, you can plug in and go without having to arrange your own utility, IT and cleaning contracts. It also gives free access to a number of shared facilities that you may not be able to afford or have the time to manage yourself.
What if I want to work outside of normal hours?
The Science Park is open 24/7, 365 days a year, meaning you can choose the hours which you want to work. (Yes, even Christmas Day!).
What is a virtual office?
A virtual address allows businesses the chance to register at our prestigious address and benefit from invitations to our events, a listing on our website, and a post-collection service without the overheads of leasing an office or lab space.
Do you have meeting rooms?
Of course! We currently have 7 meeting rooms which are free of charge to any companies physically based here and available at discounted rates to our virtual and co-working members.
Will your reception team greet my guests?
Yes, our friendly reception team will greet your guests and then give you a shout letting you know they’re here.
Do you take mail delivery?
We sure do! We also have an outgoing mail service at 4.45pm on weekdays.
Is furniture included?
This depends on the size of the office but all of our smaller spaces can come furnished.
What deposit is required?
What is a deposit!? We do not take deposits as we take payment in advance of each month by direct debit.
Who owns Liverpool Science Park?
We are co-owned by the City Council, Liverpool John Moores University and the University of Liverpool although we are a private company, operating independently.
How does LSP operate as a not for profit company?
Liverpool Science Park doesn’t have any shareholders which means we don’t pay dividends! We reinvest any profit we make into the facilities and the benefit of our community.
How much space does LSP house?
We have 120,000 sqft of space in total. Around 80,000 sqft of this is lettable office and lab space and the remaining 40,000 sq ft comprise of communal areas, meeting rooms, kitchens and other spaces which benefit our community.
How long can you lease space for at LSP?
All of our lease terms are flexible and we will discuss terms of length with each company depending on needs.
What restrictions are in place to the type of companies based at LSP?
Our community is comprised of science, technology, engineering, mathematics, and digital-orientated companies plus ancillary services which support this kind of business.

We have everything from Digital businesses to Biomedical start-ups!
How many employees does LSP have?
We are a dedicated team of 15 who are all based onsite.

We currently have over 65 companies based here.
What on-site facilities are available to LSP’s tenants?
We have 7 meeting-rooms and a multi-purpose event space, several break-out areas, kitchens on each floor, on-site parking, visitor parking, bike-racks and showers, an onsite coffee shop, a pool table, out-going mail service and motorbike parking.
Which internet and telecommunications provider do LSP use?
We use industry leaders essensys to provide our internet and telephone. essensys are perfect for start-ups and SMEs as their service is scalable, affordable and managed in-house by the LSP team.
How strong are LSP’s public transport links?
We are less than ten-minute walk from both Liverpool Lime Street and Liverpool Central Stations. Many of the city’s major bus routes pass within a two-minute walk from our buildings. We are near Edge Lane which connects us with the M62 and also close to both of the Mersey Tunnels. We are less than half an hour from Liverpool John Lennon Airport and less than an hour from Manchester Airport.
What parking facilities can LSP’s tenants offer to its clients?
We have limited onsite parking subject to availability at the Park which is chargeable on a monthly basis. We also have a discounted rate at the nearby Mount Pleasant Multi-story car park which equates to £30 + VAT per month. Guests to each business can park on site in our 5 visitor parking bays which are bookable via an online portal.
